KCS Development is run by Chris and Kate Sullivan out of Mendon, Massachusetts — both lifelong New Englanders. It started with our own search: while looking for property in the Lakes and Mountains region of New Hampshire — weighing a future relocation against a second home, we weren't sure which yet — we ran into the same problem every land buyer does. The records that actually matter are scattered across deed books, town offices, and state databases, and there's no easy way to know if a lot is actually a good idea until someone digs through all of it. So we built the service we wished we'd had.

Chris brings decades of experience in engineering, project management, and infrastructure — work built entirely around verifying that what's on paper matches what's actually in the ground before anyone commits real money to it. Kate brings decades of experience in hospitality, a career spent making complicated things feel simple and anticipating what people need before they ask. Between the two, that's the discipline behind every KCS evaluation: rigorous where it counts, straightforward to work with, and built around the same questions we asked ourselves when we started looking.

Together, we're not trying to replace your realtor, your attorney, or your surveyor. We're the step in between — the one that tells you, before you're emotionally and financially committed, whether the lot actually holds up.
